COTTAGES SELF CHECK-IN 4PM  / OUT 11AM

Guest check-in is at the white Cottage check-in kiosk located at the GRAVEL parking lot. Here you will find your key hanging on the keyboard with a welcome sheet addressed to you. If arrive at hours early for check in, it is highly unlikely the Cottage will be ready for you unless you’ve paid for an early check in. Please come back closer to your check in time.

PARKING

Parking for Cottages 2-5 is in a separate location to avoid noise and headlights at the cottages.  Wagons are supplied to move your luggage down a gravel path to your cottage. (See Siteplan). Cottage 1 has its own parking space beside the cottage.

CHECK-OUT

Guest check–out is at 11 am for all accommodations. As soon as a cottage is clean and ready for occupancy your check-in sheet is posted on the bulletin board and your key is hanging on the keyboard. We typically have cottages ready by 2 pm.

For the quiet and comfort of our guests: minimum age is 14; no RV's; no electronic music. A dog is allowed in Campsites 10,13, and Cottage 5. We allow up to 2 dogs in campsite 13. We do not allow Cats.

RESERVATIONS

3-night minimum stays some holidays. 2-night minimum stays during high season and most weekends. For campsites:1-night allowed most of the year. Please note we do our best to try and keep your reservation with the original Cottage, Wall Tent or Tent site booked but is not guaranteed.

PAYMENT

At the time we confirm your reservation we charge your credit card for your entire stay.  We do not accept checks or cash. You must provide a contact phone number and email address associated with the credit card used. If we are unable to verify this, your reservation may be cancelled.

CANCELLATION POLICY

If you made your reservation thru a third party website, the cancellation policy, terms, and conditions from the third party website prevails. Reservations made directly through us, the cancellation policy is as follows.

Cancellations made 21 days or more to your confirmed arrival date a 100% refund is issued.

Cancellations made 20 days or less prior to arrival will result in a 50% cancellation fee.

No refunds or credits issued for any cancellations made 14 days or less to your scheduled arrival date.

No refunds issued for no shows.

We do not give refunds or credits in the event of airline cancellations, ferry schedule changes, inclement weather, natural disasters, or illness, nor do we give refunds on early departures.

OCCUPANCY

All rates are based on single/double occupancy, each additional guest is $75/night for cottages and fees are provided at time of reservation for campsites for additional guests. We have a strict two person occupancy in all accommodations. Additional guests must be requested prior to arrival.

We have a one-dog limit per reservation for $40/night in the cottages.

Guests must be 21 years old to make a reservation.

Rates are based on single/double occupancy excluding taxes and gratuities.

All rates are subject to San Juan County sales tax + lodging tax of 10.1% to our listed rates.

Access and use of the property is strictly for paid guests only. Inviting people without our knowledge or consent can result in additional fees. We reserve the right to refuse service.

No smoking. A dog is allowed in Cottage 5, Campsites 10, and 13. We do not allow cats.

Quiet hours are constant here and strictly enforced to ensure the tranquility of our guests and neighbors. Noise travels in the rural open landscape so we do not allow music to be played outdoors. Cottages please play your music at a level that can only be heard from within your cottage.

PETS / DOGS ONLY/NO CATS ALLOWED

We welcome well behaved dogs in select accommodations. We know your dog rules your world at home. But please no barkers, biters, or indoor poopers at ours. We do not allow Cats. If a cat is brought, you may be asked to leave and no refunds will be issued. If you bring a cat and we allow you to stay, you will also be charged a deep cleaning fee of $500 for cleaning.

  • Dogs must be leashed when on our grounds

  • Guests must pick up and dispose of all dog waste. 

  • Dogs are never to be left unattended in our accommodations, nor in cars parked on our property.

  • We allow one dog at Cottage 5, Campsites 10 and up to two dogs at Drive In Campsite 13.  

  • Your dog must be on a leash while on the property.

CAMPING 

  1. Self Check-in time: is after 2 pm for the Furnished Wall Tents and 12 noon for campsites.  Your campsite was selected when your reservation was made.  There will be a list with your name and campsite in the Camping Check-in building. 

  2. Self Check-out time is no later than 11 am. 

  3. Conduct - we use the KOA policy: "We reserve the right to evict anyone violating the rules of good camping, destroying property or creating disturbances". 

  4. Hot tub use is for guests who have made reservations at the cottages only.

  5. All other terms for Campsites are shared with the Cottage Terms as outlined above as applicable. 

CAMP BUILDING ETIQUETTE

If you’re bringing a bike; your bike and provisions must be stored at your campsite. The Camp Building is for communal use. Bikes are not to be stored in or around the Camp Building. You will be asked to move it.  The same goes for any and all of your provisions. Please clear the picnic table after your meals so that others may use it.

The Camp Building is a communal shared space. Please leave it as it was when you arrived. Clear and ready for other guests to enjoy.

Noise travels in this rural landscape. A little bit goes a long way so we are strict with our no partying, no loud talking, no music policy to ensure the vibration here does not escalate.

We are a quiet destination and any loud noise that can disrupt the peace and tranquility of other guests and our neighbors will not be tolerated. No music allowed at any time.

Please practice the following to ensure the experience here at LFC continues to be a restorative retreat rooted in peace and tranquility.


ADDITIONAL CLEANING FEE AND DAMAGE

  • We will charge for additional cleaning if any accommodation is left excessively dirty.

  • All of our accommodations are non-smoking. We will charge a $500.00 cleaning fee for smoking within any accommodation. 

  • We will charge for any damage rendered during your stay.

COVID 19 MESSAGE

We don’t require proof of vaccination but we do require common sense. 

We are not offering mid-stay housekeeping service to ensure the safety of both our guests and staff. We ask that you limit housekeeping requests unless absolutely necessary. 

The safety of our staff and our guests are our first priority.  Please stay home if you have symptoms or are aware of possible exposure. Cancellations due to Covid are still subject to cancellation policies.

Information Collection

Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations at Lopez Farm Cottages. We only collect information about you that we consider necessary for achieving this. Personally identifiable information is only obtained when making a reservation. All identifiable information provided will not be disclosed to anyone unless we are specifically requested to do so. Lopez Farm Cottages does not give or sell to anyone any information we collect on our site.

We sometimes use data collection devices such as "cookies" on certain pages of the Site to measure effectiveness and safety. A "cookie" is a small file that gets placed on your harddrive that helps us provide our services. You are free to decline cookies if you choose to.

Security

At Lopez Farm Cottages, we take security seriously. When users make a reservation we use every precaution to safe guard it online and offline.

Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.

Lopez Farm Cottages may amend this Privacy Statement from time to time in order to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.
